The higher your down payment is, the lower your monthly mortgage payments will be—leaving you more money to reinvest in other properties or live off of in retirement.

2. Find an Income Property 

Once you have your down payment saved up, it's time to start looking for an income property. An income property is any type of property that produces income through rent or other means. The most common type of income property is a rental property—an apartment building or house that you rent out to tenants. 

However, there are other types of income properties as well—such as storage units, parking spaces, and even vacant land. As long as the property produces some form of income, it can be considered an income property. 

3. Diversify Your Portfolio 

Once you've bought your first income property, it's important to diversify your portfolio as much as possible. This means buying properties in different locations and asset types. For example, don't just buy rental properties—also invest in storage units or office space. And don't just buy properties in your city—look for opportunities in other cities or even other states. 

4. Continue Saving and Investing 

The final step to retirement is continuing to save and invest as much money as possible into your real estate portfolio. The more properties you own, the greater your passive income will be—allowing you to eventually quit your day job and live off of your rentals entirely. 

It's important to remember that while real estate investing can certainly make you rich quickly, it's not a get-rich-quick scheme. You need to be patient and strategic with your investments if you want to retire successfully using real estate investments.
